Development

LaSalle performs all aspects of property and market development in-house for each type of community it owns. The company’s current focus is to expand its Autumn Leaves-branded residences, while continuing to explore other opportunities. Positioned to meet targeted expansion plans and optimal growth in under-served, high-growth markets, LaSalle has developed and utilizes a well-organized process to identify, analyze and select each new residence location. Research is conducted and data is carefully analyzed down to the sub-market level. This detailed research includes supply and demand, market demographics, the competitive landscape, available real estate in appropriate, highly viable locations defined by a specified and proven set of metrics, potential barriers to entry, and more.

Once communities and sites are identified and approved for expansion, LaSalle’s Development team works closely with public municipalities and zoning boards, organizes architects, engineers and consultants as required, develops a comprehensive project plan, and performs any required due diligence and legal work so construction can begin smoothly. The Development team also acts as a liaison between the facility owner (LaSalle) and the general contractor (Lake Superior Contracting), attending drawing meetings, approving construction budgets and draws, and helping ensure that the work is conducted properly and on time.

With a Design function integrated into Development, LaSalle creates highly specialized design, décor, safety and functional requirements for the Autumn Leaves and Autumn Oaks properties that meet the specific needs of aging adults and those with Alzheimer’s and other forms of memory impairment. The Design team develops and oversees interior and landscape design, and residence maintenance. Although the Autumn Leaves building layout is specifically developed for memory impaired residents and is standardized across properties, the selection of interior décor and colors schemes as well as landscaping varies by region. Special care is taken to make each residence feel inviting, comfortable and personalized—never institutional, so residents feel at home. Different color palettes and pleasant, specialized décor items are incorporated into each residence to help residents remember their location. Lighting and other design elements are carefully selected and implemented to meet the unique and specific needs of residents.

In addition, existing residences are well-maintained with fresh, up-to-date colors and fabrics. A monthly walk through of each community is performed to ensure the interior, exterior and grounds are maintained in accordance to guidelines. Dedicated to continual improvement, LaSalle looks for ways to improve the safety and function of each residence, and stays abreast of industry innovations.
